Before we begin touring, we’ll establish a comfortable and realistic price range. If you are financing, a trusted local lender can help determine your buying power and provide a pre-approval. Naomi’s Home Book includes several lender recommendations familiar with Pennsylvania real estate and our local market. If you are purchasing with cash, we’ll review what you’ll need to be prepared when the right home comes along. Cash or financing, I’ll make sure you understand the process, are prepared to make a strong offer and know exactly what comes next.

DISCOVER: Define Your Home Search

Before we look at homes, I want to understand you. What matters most? What are your must-haves, and where are you comfortable compromising? Having moved more than 25 times myself, I know finding the right home is about much more than bedrooms, bathrooms and square footage. Together, we’ll identify your priorities, neighborhoods, lifestyle needs and budget. From there, I’ll personally manage your search, schedule tours and help you evaluate each home. Naomi’s Home Book will be an additional resource as we navigate the process together. My service is personal from our first conversation until the keys are in your hand.

OFFER: Prepare & Negotiate Your Offer

When you find the right home, we’ll build your offer together. Naomi’s Home Book explains the important decisions involved so you know what to expect before anything is signed. We’ll discuss price, settlement date, inspections, contingencies, deposits and the terms that can strengthen your offer while protecting your interests. I’ll prepare the paperwork and review the Agreement of Sale and accompanying documents with you carefully. You’ll understand what you are signing, your responsibilities and what happens next. From preparing the offer through negotiations, I’ll manage the process and keep you informed every step of the way.

CONTRACT: Your Offer Is Accepted!

Congratulations! Once the Agreement of Sale is fully signed, you are officially under contract. One of the first things you’ll receive from me is your Important Dates, clearly outlining the critical deadlines contained in your Agreement of Sale. Naomi’s Home Book also explains what happens next and what you can expect as we move toward settlement. Behind the scenes, I’ll coordinate with your lender, inspectors, title company, listing agent and everyone involved to keep the transaction moving forward and deadlines on track. From contract to keys, I’ll manage the details while keeping you informed along the way.

INSPECT: Understand Your New Home

Your inspections are an important opportunity to learn about the home you are purchasing. In addition to a general home inspection, we’ll discuss whether specialized inspections may be appropriate, such as a sewer scope, chimney, stucco, roof or structural evaluation. I’ll help you understand your inspection options, attend the inspection with you and guide you through any decisions or negotiations that follow. Naomi’s Home Book also includes trusted inspector recommendations and helpful information about what to expect. We’ll review the findings together and determine the appropriate next steps.

APPRAISE: Confirm the Home’s Value

If you are obtaining a mortgage, your lender will typically order an independent appraisal to determine whether the home’s value supports the purchase price. If the appraisal comes in lower than expected, we’ll review what it means based on the terms of your Agreement of Sale and discuss the options available to you. I’ll communicate with your lender and the other parties as needed and help manage any negotiations that may follow. Naomi’s Home Book helps explain this stage so you know what is happening and why. We’ll handle each step together and keep the transaction moving forward.

PROTECT: Title Search & Title Insurance

Before settlement, the title company researches the property to confirm ownership and identify liens, judgments, easements or other matters that could affect title to the home. Title insurance provides important protection against certain ownership or title issues that may arise after closing. If you are financing, your lender will generally require a lender’s title insurance policy, while an owner’s policy protects your ownership interest. Naomi’s Home Book includes trusted title company recommendations and explains the title process in easy-to-understand terms. I’ll stay connected with the title company throughout the transaction to help ensure everything is ready for settlement.

VERIFY: First & Final Walkthroughs

I believe in two walkthroughs before settlement, because each serves an important purpose. Our first walkthrough gives us time to review agreed-upon repairs and receipts, take measurements and revisit the home without the pressure of closing day. At the final walkthrough, we confirm the home is broom swept, personal belongings have been removed, agreed repairs are complete and the property and its systems are in the same or better condition as when your offer was made. This is our final opportunity to identify and address concerns before settlement and complete any required walkthrough documentation. Naomi’s Home Book helps prepare you for both visits, and I’ll be there to carefully walk through the property with you. Two walkthroughs. Two purposes. No surprises.

CLOSE: Settlement & Welcome Home!

This is the day we’ve been working toward! Before settlement, the title company will provide the final figures and closing documents for review, including the marked-up title, which identifies ownership and matters affecting the property. Naomi’s Home Book explains these final documents and what you can expect on closing day. If you are financing, your lender will provide your final loan documents and confirm you are clear to close. If you are purchasing with cash, we’ll confirm your final settlement amount and the funds required for closing. At settlement, you’ll sign the documents necessary to complete your purchase and, when applicable, your loan. Once everything is signed and the required funds have been received, ownership officially transfers to you. I’ll be there to help manage the final details and answer any last-minute questions. And then comes the very best part: the keys.
