It covers her background, the parts of Philadelphia and the surrounding counties she knows well, the kinds of moves she handles most often, and how to reach her. What Naomi does for buyers

Naomi’s view of buying in Philadelphia starts with the idea that the property is only one part of the decision. The neighborhood, the building, the value, the condition and the process all matter, and her job is to make each of them understandable before a buyer commits. In practice that means a predictable sequence: pre-approval before serious shopping, an honest look at closing costs including the Philadelphia transfer tax and title charges, a review of the current taxes, assessed value and any abatement or exemption on the property, and inspections matched to the house in front of you, whether it is a historic rowhome, new construction or a high-rise condominium.

For condominium buyers she adds a second layer of due diligence: the association, the monthly fees, reserves, insurance, assessments, rules, rental and pet policies and parking. Parking in particular is something she verifies rather than assumes, because a space in Philadelphia may be deeded, separately deeded, assigned, licensed or leased. She also asks buyers to think about resale from the first showing, looking at a home through the eyes of today’s buyer and a future one.

In Naomi’s words

“My goal is not simply to help you buy a home. It is to make sure you understand what you are buying, feel supported throughout the process and have a trusted Philadelphia real estate resource long after you receive the keys.”

When a buyer needs a lender, an inspector, a title professional, an attorney or a contractor, Naomi connects them with local professionals she has worked with. The full buyer process is laid out in Buying a Home in Philadelphia, and condominium and co-op purchases have their own guide in Buying a Condo or Co-op in Center City Philadelphia.

What Naomi does for sellers

On the selling side, Naomi’s work begins with pricing, and her starting point is that Philadelphia is priced block by block and, for condominiums, building by building. She reviews recent sales, the current competition, market conditions and the specific features of the home, then walks through the property with the owner to recommend where to spend money before listing and, just as important, where not to. If painting, repairs, cleaning or staging would help, she brings in contractors, cleaners and stagers and helps coordinate the work.

Marketing is built for the property rather than applied as a template: professional photography, video, floor plans, staging, property websites, social media and exposure to both buyers and the agent community. Condominium sellers get help preparing the building information buyers will ask for, such as fees, reserves, assessments and insurance, before those questions turn into obstacles. Before a home goes on the market, she reviews estimated closing costs, transfer tax, mortgage payoff and commissions so the owner has a clear picture of estimated proceeds. When offers arrive, she evaluates the whole offer, including financing, inspections, appraisal, settlement date and contingencies, not only the price.

In Naomi’s words

“Sellers often believe that because a neighbor’s home sold for a certain price, theirs should sell for the same or more. Buyers don’t see homes that way. They compare everything available to them at that moment.”

Where Naomi works in Philadelphia

Philadelphia comes first. According to her Bright MLS records, the parts of the city where Naomi has done the most business are Northern Liberties including Waterfront Square, Rittenhouse Square, Old City, Society Hill, Graduate Hospital, Fairmount, Washington Square West, and the Avenue of the Arts and Center City. Beyond those, she regularly works in:

Outside the city she works in Bucks County, Montgomery County and the Main Line, and she has closings in Bucks, Montgomery and Delaware counties. The suburban counties guide and the full neighborhoods index cover those areas in more detail.

In Naomi’s words

“Perhaps the biggest misconception about Philadelphia real estate is that you can understand it entirely online. You can’t. Philadelphia is a city of neighborhoods, blocks, buildings and even individual streets, each with its own personality.”

Center City condominiums and Waterfront Square

Condominiums are where Naomi spends the most time, and Waterfront Square at 901 N Penn St is the building community she knows most closely: more than 30 closed sales and leases there since 2018, according to Bright MLS records. That experience is less about any one listing and more about knowing how units compare inside a single community, which floors, exposures, layouts and parking arrangements buyers respond to, and which questions come up at resale.

She is equally clear that she is not only a condo agent. She sells and leases rowhomes, twins, single-family homes and co-ops across the city, and the same block-by-block approach applies to each. Building rules, fees and policies change over time, so she prefers that buyers and owners ask her directly for the current picture on any specific building rather than rely on something published months ago. Living at Waterfront Square covers what to evaluate there, and Buying a Philadelphia Rowhome covers the other side of her work.

In Naomi’s words

“I know which Center City condo buildings feel like true communities and which are more anonymous. I know which amenities residents actually use and which simply look good in photographs. I know that two condos in the same building can offer completely different experiences depending on the floor, exposure, views, layout, balcony, parking, monthly fees and even the building systems.”

Relocation to Philadelphia

A large share of Naomi’s work involves people who are not in Philadelphia yet. The city’s largest feeder markets, in her experience, are New York City and Washington DC, and she works with buyers and renters coming from both. She has completed certified relocation training, relocation companies refer clients to her, and she regularly works with military and corporate relocations, where timing and remote decision-making matter as much as the home itself. Her guide to moving to Philadelphia from New York or Washington DC goes into the details.

She also works with international clients. Naomi speaks fluent Dutch and has a working knowledge of German, which helps Dutch and German speakers moving to Philadelphia who want to talk through a purchase or a lease in a familiar language.

Two other groups come up often in her business. Out-of-town sellers, who own a Philadelphia property but live elsewhere, can hand her the sale from start to finish, from preparing the home to settlement. And renters who later become owners: her business started this way, and many clients first work with her on a lease before buying.

In Naomi’s words

“And I understand relocation personally. I have moved 25 times, lived in five countries and nine states. I know that moving is about so much more than finding a house. You are trying to figure out where your life will work.”

Background

Before real estate, Naomi spent about ten years in travel, tourism and hospitality, where attentive service was the standard, and she holds a B.A. in Communication Management. She has lived in Germany, Italy and Belgium as well as in nine U.S. states, a background that shapes how she approaches clients who are learning a new city at the same time they are choosing a home.

She was licensed in Pennsylvania in 2018 and joined Compass in 2025. She lives and works in Philadelphia, and describes her knowledge of the city as coming from someone who lives here, works here and genuinely loves it: the small streets, tucked-away blocks, historic homes and neighborhood restaurants that do not show up in a listing search.

Recognition

Naomi has been included in RealTrends Verified. Before she joined Compass, she was named to the Berkshire Hathaway HomeServices President’s Circle, which placed her in the top 5% of that network.

How Naomi works with clients

Naomi describes her service as hands on, from the first showing to settlement and beyond. Most buyer hesitation, in her experience, comes down to price, uncertainty about a neighborhood and fear of making the wrong decision; most seller hesitation comes down to price, cost and timing. Her approach to both is education and honest guidance rather than persuasion, backed by her network of local professionals and her knowledge of how individual blocks and buildings compare.

In Naomi’s words

“My job isn’t to talk clients into buying a home. It’s to give the knowledge, resources and confidence to make the right decision.”

She is also direct about the parts of real estate that are emotional. A home is worth what the market will support, but people still decide based on how a home feels and whether they can picture themselves in it. Her guide to what people get wrong about Philadelphia real estate collects the misconceptions she sees most often.
